Sheffield like many other major cities has a growing population and a growing demand for new homes.

Around 2000 homes are needed in the city per year over the next 5 years for the young, older people, families and those who are vulnerable. These homes need to be either homes for sale or to rent.

The new homes delivery plan, launched this week, aims to meet these needs which will mean that people in Sheffield will live in good quality, affordable, safe and secure homes.

The plan will:

  • Maintain the current level of homes being built and improve the range on offer.
  • See the building of these 2,000 new homes, which will include over 725 new affordable homes per year for the next 5 years to meet housing need.
  • See the council working with the public and private sector to deliver the much needed homes.
  • Support the council’s intention to prioritise brownfield land to bring back into use land that has not been used for many years.
  • Bring existing empty housing back into use.

Building more homes will mean that it will be easier to free up and make the best use of the city’s existing stock. Many people are struggling to afford to live in a home that they can afford across all types and tenures of housing. The council will work with the private and public sector to address the significant shortfall in affordable homes for rent and the under-occupancy in many areas.

Both quality and choice of housing will be significantly improved across the whole city. The council‘s approach is designed to reduce the inequality gap and not fuel it.

Councillor Jack Scott, Cabinet Member for Transport and Development said: “Our homes matter to us. They are the foundations of a strong community and, at a very basic level, they are a major factor in deciding whether we feel safe, warm and cared for. We want to have a more inclusive and successful city, so we need our housing to offer choice, be affordable and provide good quality homes for all. We will only grow and prosper as a city if we do this and if we do it right. People will only want to stay here and come to live here if there is housing that meets their needs.”

“Our focus will be on delivering truly affordable homes and we expect all new developments to contain a reasonable level of affordable housing, unless there are exceptional circumstances preventing this. We are keen to work with private sector partners to share our resources if this helps to create a more balanced development so we can go beyond what is set out in our planning policy for affordable homes in some instances.

“Our aim is to help all residents in Sheffield by dramatically increasing the range of good quality and affordable homes in the city as well as tackling the barriers that poor and inappropriate housing can have on people.”

Councillor Jim Steinke, Cabinet member for Neighbourhoods and Community Safety said: “There will be tighter regulation of the private sector and student accommodation to ensure homes are safe and warm, bringing back into use empty properties. We will offer advice and assistance and use enforcement powers to bring long-term empty homes back into use working closely with building owners and landlords.

“Emphasis will be placed on providing choice: different types of housing and a mix of tenure-type and there will be a rapid increase in the number of new council homes. Sheffield has a significant shortage of specialist accommodation for older people, people with disabilities, younger and vulnerable people and the aim is help these groups live independently.

“This is a major step forward for the city. This new homes delivery plan will provide more choice for our homeless and those who need homes to rent. This will include 4 new Older Persons Independent Living Accommodation Schemes and provision for people with learning disabilities in areas where tenants and residents feel there are currently not enough options.”
